Unique villa in the Vienna Woods, close to the city
The modern villa in Klosterneuburg Kritzendorf is situated in a beautifully landscaped garden almost over the roofs of the neighborhood and offers you a wonderful view over the Danube to Korneuburg. With a lot of love for details and specially built fittings, furniture and decorative elements, a perfectly thought-out and on the one hand representative house and on the other hand very harmonious and cozy house was created.
Already during the planning stage, great importance was attached to lighting all rooms with as much daylight as possible by applying a well-thought-out lighting concept. By using light strips, switched additional lighting and beautiful shell limestone design lights, which we find again and again in the house, the lighting design also created wonderful lighting moods in the evening or on cloudy days.

We park our vehicles in the large double underground car park, which was built directly into the slope below the house. The house and the dimensions of the property are still unseen as the building is well hidden above the entrance. From here the elevator takes us comfortably up to the garden level, where the main entrance to the villa is located.
Upon arrival in the house, we are greeted by a beautiful marble floor mosaic in the entree. There is a spacious cloakroom right next door. Our path now leads to the largely open-plan ground floor, which was divided into two levels.
On the upper level we find the dining area with a central, open tunnel fireplace and a view over the lower living level into the large garden. The large kitchen, designed in a modern countryhouse style, was custom-made for this house.
Here you will of course find all the equipment you need to entertain your guests, such as a large refrigerator, dishwasher, a 5-burner induction cooker with extractor hood, a separate oven and another combined device that serves both as a steam cooker and as an oven.
From the kitchen and the dining area, patio doors lead directly to the southern terrace, which can be used perfectly for family celebrations and guest receptions. A small early-morning-bird corner was also planned, so that you can enjoy the sunrise over the Danube in the early morning.
The other rooms of this floor are located on the north-west side. A large room, which also provides a separate exit to a small terrace and into the garden, can be therefore ideally used as a practice. The second office room offers a north-facing balcony and a fireplace. Working here you can enjoy the idyllic atmosphere on the balcony of your private outdoor office or in winter enjoy the warmth of the fireplace inside. A small storage room and a toilet, which has been furnished with high quality and tastefully handmade Spanish tiles, now complete this level.
Passing the open fireplace in the dining area and the massive wooden stairs to the upper floor, we continue to the spacious lower living level. Here the villa opens completely into the large garden.
The high, bright room with its open wooden construction, offers generosity and a lot of space for free design. Even the large piano does not seem to take away too much living space. Here, on the contrary, it divides the large room into two areas. On the one hand we find a cozy lounge corner, on the other hand a third open fireplace, which has been very elegantly designed.
The large patio doors can be easily opened on both sides with one hand, so that the living space opens up to the garden and the large terrace. We'll take a look at the garden later ... I will now take you further upstairs where the bedrooms are located
The stately-looking staircase, made of solid wood, leads to the bright, cozy gallery, where a sofa invites you to enjoy a good book. Here the first great view opens up to the east to the Danube.
On this floor we find the master bedroom with a spacious wellness bath, which offers a lot from a technical point of view. A bathtub with a wonderful view of the countryside, a large walk-in shower with rain shower head, a custom-made infrared cabin, a toilet and two large sinks are included. Here too, great emphasis was placed on details. For example, there is a heated tiled bench and electronically illuminated LED fittings that are operated with push buttons. From the wellness bathroom you can go directly to the dressing room, which, like the bathroom, has been equipped with loudspeaker wiring, so that the enjoyment of bathing and wellness can also be musically accompanied. Of course, the closet also has another access.
The identically designed children's rooms also offer a special feature and turn out to be a dream come true for your kids. The spacious rooms have an additional floor that can be reached via a staircase installed inside the room. Up here, under the roof, the cozy sleeping areas have been set up, so that the entire lower room remains for living - which teen doesn't want anything like that. Last but not least, this little luxury for the kids is complemented by a private bathroom. Here, too, there was space for a shower, a bathtub, a toilet and a double sink, so that everyone has their own area.
A spiral staircase leads from the gallery to the attic room of the villa, which not only surprises with a unique view, but also offers a variety of uses. Thanks to the dry wall construction method, this area can easily be expanded by merging it with the existing upper floors of the children's rooms. Optionally, the installation of a further bathroom and toilet would also be possible.
Last but not least, I take you down to the basement. This not only accommodates technical and storage rooms, but also offers enough space for a small separate apartment with its own entrance. Due to the property being situated on a hill, there is a large living space at the ground level that opens up directly to the garden.
In addition, a small summer kitchen has been set up, in which the washing machine and dryer have found their place. A shower and a separate toilet are also available on this level. These rooms could serve as a guest or employee apartment or office rooms.
Finally, I take you through the beautiful garden, which has been lovingly and imaginatively designed. A large linden tree, diverse old trees, colorful and flowering shrubs in all seasons, various Japanese cherries, Japanese maple and other leaf shrubs in many colors, an old walnut, numerous English and fragrant roses, ... these are just a few of the planted highlights. Much has been invested here to create a little paradise!
In the western part of the garden, near the main entrance, a cozy, romantic area has been created, which invites you to relax and recharge your batteries. It offers shady spots, a swing, a round tree bench and energy areas for both gaining strength and relaxing.
A beautifully designed stone wall with a fitted staircase separates this area from the large lawn and the south-east main terrace, which extends in front of the spacious living room.
The villa was placed on the property in such a way that it is completely free on all sides and flooded with light. It is therefore pleasant to stroll around it from one wonderfully planted place to the next, especially in the warm season.
If you feel like relaxing and cooling off at the pool, you can relax in the sunniest spot of the outdoor area, the secluded pool area.
In order to manifest the recovery effect and recharge your batteries, the landlady lovingly decorated the small waterfall with rock crystals and rose quartz. Equipped with a counter-current system, the pool shines in the turquoise blue colors of the Indian Ocean in summer. The pool equipment room was located below the pool terrace and can be accessed via a path on the south slope.
The entire south-facing slope facing the street is planted with lots of plants and offers a beautiful view in harmonious colors from spring to autumn with its diverse types of plants. A path leads past a comfortable bench with a beautiful view of the garage and the street.
Of course, an watering system was planned for the garden. It is fed by 2 large cisterns, to which you can alternatively also connect local water from the pipe if required.

The property including the existing building (built around the end of the 19th century) was acquired in 2008. After almost 1 year of extensive planning, the original house was completely taken apart and the original walls were integrated into the large new building. The complex was completed in September 2010.

Great emphasis was placed on high-quality equipment in all areas. All terrace areas are designed with “Lederleitner Stones” or cedar wood. The floors in the house are made of easy-care artificial stone or solid walnut. The especially designed lights are made of shell limestone. In some cases, handmade Spanish tiles were laid. All doors and windows were custom-made by a carpenter according to the owner's drawings. There are a total of 3 open fireplaces in the house.
The close proximity to the Danube and the Vienna Woods allows numerous outdoor activities. In a few minutes you are by the water, in the forest and in the vineyards.
The Kritzendorf train station can be reached on foot in about 10 minutes, by bike in about 3 minutes. From there, the train leaves to Vienna every 30 minutes. The journey time is approximately 18 minutes to Heiligenstadt. By car you can also drive to P&R Heiligenstadt in about 18-20 minutes.
